For every job on a shared system, the manager must be able to show what was done, by whom, and with which documents. A supplier who wastes his time on those three points creates a problem for him even when the technical work is sound.

DM 37/2008 qualifications

Letters C, D, E and G: heating and ventilation, water and sanitary systems, gas, fire protection. Entered on the register in the name of Impiantistica Generale Soc. Coop., a company of the group. Technical requirements verified by the Milan Chamber of Commerce in 2016.

Certified social-contribution compliance

Valid DURC certificate with INPS and INAIL, supplied on request before work starts.

Generali public liability cover

One million euros of third-party cover per claim. No claims declared over the past five years.

Work at height

Access by scaffold and by rope. A façade, a riser or a rooftop flue stays reachable without a platform lift.

Access by scaffold and by rope makes it possible, depending on the building, to work on a riser running up a façade, on an outdoor unit or on a rooftop flue without hiring a platform lift and without occupying the courtyard or the street for long.

On an occupied building, that is often what separates a job approved at the meeting from a job put off.
